They were honest, reliable and understanding. It is not just the poor finishes and the 10 different things we had to call them up for to FIX; but it's the lack of communication that really boils my blood. Not only that, they have changed managers and maintenance supervisors like 5 times in the last few months. I am always dealing with a different person and have to start again. Some young ladies on the phones with really poor attitude and palming customers off is just the cherry on top.
Easy to make changes further down the building process. Very happy with everything, would highly recommend to others and go through the process again with Integrity. He provided great insights and suggestions to optimize our design and the investment we were making. We required a totally custom package, from the design and facade to the windows, lighting, flooring and cabinetry. Lot of sweet talk about reputation etc but too many delays, cost escalating and all the supplier would have cost 25-30% less I had gone to them directly. Any volume builder / project home builder will be cutting corners everywhere. Build quality was okayish, but their warranty is worthless, IME. Just got ignored initially, then repeatedly put off with vague promises to inspect which never happened. Admittedly it was a decade after the place was built, but the structural warranty was for 25 years, now 50. Make sure your information is up to date.
We aren't the only ones who've had similar issues with the build and with them actually fixing their mistakes. We do all of peters painting work and we know when he calls us up for a job that it’s going to be neat, clean and 100% ready for us to do our thing. His communication throughout each project is second to none and his quality control on all his trades always results in a high quality home.

My building inpector is VERY happy bcuz he never has to nit-pick them. The door handles were all installed higher than I specified, so they immediately took them all off and re-installed. Few hiccups, and you have to ring them for updates, and go look yourself, but that's any builder.
We didn't like any of their plans, or their style of bathrooms, and they just said they could do whatever we wanted. They don't do a freestanding bath, but are happy to put it in for us if we supply it etc, etc. They both seem good and seem to be good during the quoting process but not sure on who to go through as price similar.
Then they treat it as if it was on their range, and all gets installed smoothly. All the trades they use are smarter than the average bear, the gyprock guy pulled off boards and helped us relocate some power points that had been stuffed up by clipsal. The bricklayers are absolute masters – we had a random/uneven size brick in front – they had to do so much cutting, it's crisp and brilliant everywhere.
All stages of the build were extremely well managed. The company was very accommodating, understanding and honest. They fenced it all off, unlike the other builders, and have been sooo neat and tidy, unlike all the others.. They've tidied everything at the end of each day, done a basic sweep out once a week. And importantly did not encroach on anyone's neighbouring land.
Both issues were fixed within 2 weeks of moving in. We had a look at few display homes and found Format homes to be a good pick out of the lot. Also, one of my Mrs friend built a home with Weeks & Macklin and she was happy with their quotation,service and quality. It was a process that we had to manage the entire time – it's like having a second job. We had items redone over and over again and we are still finding th ings. They routinely do something wrong and try to "patch" the error vs. doing it correctly the first time. I am currently building with Format Homes, and I can't fault them. The level of inclusions was excellent, we received many contract variations that were credits. This included footings, kitchen, and 6 star energy ratings.
They even let the layers dry thoroughly so the finish would be totally even and fully supported. They put cute little thin slices of brick along under the window sill falls... But I found going out to the actual suppliers was really a good way. At least if you wanted off range items, , the supplier can arrange with the builder as per usual, and you don't end up trying to project manage too many things yourself. I loved the way they sent us out to the smeg warehouse and showroom, instead of giving us limited choices. Of course, this resulted in my hubby finding a $5000 oven – but seeing as it is a dehydrator, proofer, warmer, pyrolitic with twin fans, space for 6 full size baking dishes at one time...

The only way you will get a true low-carbon / eco home is to engage a specialist designer who will look at the land, sun angles, aspects, natural ventilation etc. Yes – this will cost more than a project home. Any pros and cons to the above builders or some further recommendations would be fantastic. The build was more personalised than some of the volume builders I've used in the past.
